Welcome to Westwood in Magnolia, Texas!

The Westwood subdivision is located along Magnolia Parkway, which is also known as the FM 1488 Corridor, in Southwest Montgomery County. Westwood consists of four sections and spans both sides of FM 1488 near the crossroad of FM 2978. While there are a few lots remaining, most of the sales in the community are by individual homeowners. Westwood lot sizes are +/- half acre lots, many of which are wooded.

The community of Westwood was formed decades ago but was taken over in 1993 by the home owners who formed the "Westwood Landowners Association". The Westwood LOA has an office within the subdivision and a full time Office Manager and a Courtesy Patrol driver. Two full time contractors are paid to maintain the pools, common areas and watch over new construction. An Architectural Control committee made up of volunteers meets to approve/disapprove of any new construction. The Association meets quarterly along with an annual meeting to update the general membership plus a newsletter with the latest information. Westwood also sponsors fun community activities including a Christmas lighting contest.

City of Magnolia Texas

Once a tiny town in the timber industry, Magnolia, Texas is a beautiful wooded community located a little over an hour's drive north of Downtown Houston. The City of Magnolia itself, situated at the crossroads of FM 1774 and FM 1488, is relatively small with a population noted by census as less than 1,500. Magnolia's extraterritorial jurisdiction (ETJ) is significantly larger spanning 12 miles in all directions with an area population of more than 138,000. Much of this population is centered along the 1488 Corridor (Magnolia Parkway) that extends from the town of Magnolia to the Northwest corner of The Woodlands.

Many residents are won over by Magnolia's larger lot sizes, abundant nature and wildlife resources, and communities with amenities including golf courses, recreational lakes, and horse friendly properties. This area is flexible and provides the best of both worlds for those that enjoy a country small town feeling but also desire city perks of shopping malls and entertainment. Lake Conroe is 20 minutes north of Magnolia, and the Cynthia Woods Pavilion in The Woodlands draws world class entertainment to the area.

For shopping in Magnolia, you'll find locally owned one-of-a-kind shops and dinng in Downtown Magnolia plus the more mainstream Westwood Village that has retail stores such as Target, TJ Maxx, Famous Footwear, Office Max, PetSmart, and Ross along with various restaurants and a Starbucks. A farmer's market is available every other weekend in Magnolia, as well as a craft market once a month.

During the fall season, Magnolia sees thousands of visitors drawn to the Texas Renaissance Festival in neighboring Plantersville.

Magnolia ISD has highly rated schools and is one of the fastest growing school districts in the region with an increase of 126% in student enrollment since 1994. This challenging growth rate has been met with multiple new school campus openings within the past decade including a 2nd high school, Magnolia West High School in 2006. Magnolia ISD is" Dedicated to Be The Best District in the State of Texas".

Martial Arts lovers will want to visit Magnolia Parkway's The Dojo Experience where they can learn from 7th degree Black Belt and Chun Kuk Do World Champion Tommy Crouch.

With recent major expansions to roads including FM 1488 and ongoing improvements to FM 1774, FM 2978, Highway 249, and the Grand Parkway, commute times are shortening and Magnolia has seen growth as a bedroom community to Houston, The Woodlands, and Spring. Two major Houston airports, Bush Intercontinental and Hobby, allow Magnolia residents to choose from numerous airlines for business and leisure travel. For those who like to cruise, it's only a 90 minute drive to the Port of Galveston where you'll find Carnival, Royal Caribbean, and recently added Disney cruise lines.

Magnolia has much to offer and its rapid growth is a reflection of the growing recognition of this desirable community.

County of Montgomery Texas

With a 2007 estimated population of over 411,000, Montgomery County is in the top 50 fastest growing counties in the United States. Located north of Houston and Harris County, Conroe Texas has been the county seat since 1888. The county offers an abundance of recreational opportunities, including boating, fishing, hiking and golf. There are also great shopping complexes and restaurants.

The county of Montgomery Texas has deep rooted history. It was the third county formed under the Republic of Texas and named in honor of Brigadier General Richard Montgomery. Later the county was proclaimed as the birthplace of the Lone Star Flag by the Texas Legislature. The economy of the county was primarily agriculture until oil was discovered southeast of Conroe. Early in 1930, the Montgomery County oilfields made it one of the richest oil producing areas in the nation. Oil production in the county has declined but it is still one of the leading sources of income to this day.

In the five county Metroplex area of Houston, Montgomery county ranks in the top 20% of single family home sales. Price per square foot has increased as much as 8% or more in a five year period with the median price per square foot averaging $100+ in 2007.

Some of the major cities located in the County of Montgomery are; Conroe, Magnolia, Montgomery, and The Woodlands.
